INFORMATION AND FEES FOR LANDLORDS


a) LET ONLY AGREEMENT

10% + VAT commission charged in 6 monthly instalments in advance, based on all collectable rent.

 

b) LET AND RENT COLLECTION AGREEMENT

10% + VAT to Let, charged in 6 monthly instalments in advance based on all collectable rent; PLUS
2.5% + VAT for Rent Collection, charged on monthly instalments based on all collectable rent.

 

c) FULL MANAGEMENT AGREEMENT

10% + VAT charged in 6 monthly instalments in advance, based on all collectable rent; PLUS
5% + VAT for Management, charged on monthly instalments based on all collectable rent.

 

d) Management fees will continue to be charged at the rate of £100 + VAT per month during void periods in all cases where the void between tenancies is the choice of the Landlord, or due to a failure of the Landlord’s obligations.

 

e) We can provide the service of serving legal notices or issuing a Tenancy Agreement on demand, at a separate fee of £100 +VAT.

 

f) Commission fees on renewals after the first 12 months will be charged at 8% + VAT.  By signing your agreement to these Terms and Conditions you hereby agree to pay the above mentioned renewal fees.

 

g) A fee of £25.00 + VAT per Tenant or guarantor referenced will be chargeable, to pay Bruten & Co. Ltd costs, if the Landlord withdraws through no fault of Bruten & Co. Ltd or the Tenants.

 

h) Where the Landlord causes or agrees the early termination of the tenancy within the initial six months period, Bruten & Co. Ltd reserves the right not to refund any fees already paid, as a variation to our earlier clauses on page two.

 

i)  For Overseas Landlords, we, as your Agents are legally responsible for the collection and payments of revenue due to Her Majesty’s Customs & Revenue. Our fees to Landlords for accounting and paying due revenues is £150.00 + VAT per annum.

 

j) It may become necessary under certain circumstances for Bruten & Co. Ltd to charge an additional fee for undertaking works on behalf of the Landlord, outside the scope of these Terms and Conditions.  In these circumstances, we reserve the right to make a charge for our services at a rate relating to which member of staff undertakes the work £110.00 per hour + VAT (assistant); £175.00 per hour + VAT (bookkeeper); £180.00 per hour + VAT (manager) £350.00 per hour + VAT (managing director), all invoices raised under these circumstance will be fully justified and a detailed invoice raised.

 

k) For non-routine maintenance works or refurbishment works, requiring supervision and authorisation over the amount of £2,000.00, there will be a charge of 10% plus VAT on the cost of the project.

 

l) Should duplicate or additional copies of statements, vouchers, certificates be required, further to the originals sent to our clients, Bruten & Co Ltd reserves the right to charge £10.00 + VAT per item.

 

m) If instructed by the Landlord, we will be pleased to facilitate the necessary changes in paper work and referencing for a tenancy’s change of sharer, the Agency charge being £220 + VAT (£264 incl. VAT), to include the cost of referencing.

 

n) We can provide the service of serving legal notices or issuing a Tenancy Agreement on demand, at a separate fee of £100 +VAT.

 

o) Landlord obligation

1. To pay all expenses, fees and losses of the agent, that is a full indemnity to cover all fees, charges and losses.
2. To pay the agent direct or allow him to deduct any accountancy fees from the    rent, which relate to the Landlord’s tax affairs.

 

p) EPC
£75 + VAT = £90  / PLUS Administration – £25 +  VAT = £30.00

 

q) Gas Certificate
£98.50 + VAT = £118.20  / PLUS Administration – £25 +  VAT = £30.00
