In order to help the Landlords and Tenants unfamiliar with the letting process we have created this step by step Letting guide to inform you and help you to rest during the process;

FIRST STEP

1. Valuation & Marketing

1.1 Commission EPC.

1.2 Take photographs. 1.3 Prepare marketing details.

1.4 Advertise on our own website and leading property portals.

1.5 Produce newspaper advert*.

1.6 Erect To Let board.

1.7 Accompanied viewing by Daniel Paul’s staff.

1.8 Regular feedback to landlord.

SECOND STEP

OFFER

2. Daniel Paul’s responsibilities

2.1 Collect holding deposit. 2.2 Request tenant referee information.

2.3 Confirm terms of offer to tenant and landlord in writing.

2.4 Qualify references.

2.5 Draw up tenancy agreement.

2.6 Collect first months rent.

2.7 Collect tenancy deposit.

2.8 Provide details to the tenants for future rent payments.

2.9 Transfer rent and deposit to landlord less Daniel Paul’s fee.

THIRD STEP

3. Tenants responsibilities

3.1 Supply referee information to Daniel Paul Residential.

3.2 Organise bank transfer or cash payments.

FOURTH STEP

4. Landlord responsibilities

4.1 Obtain necessary gas and electrical certificates.

4.2 Sign Daniel Paul’s terms & conditions of business.

4.3 Supply sufficient keys for all tenants.

4.4 Approve References.

4.5 Sign contracts.

4.6 Supply up to date and accurate inventory.

4.7 Ensure the property is clean and ready for occupation.

4.8 Register the tenancy deposit with an approved government scheme or let us do it for free.

4.9 Provide up to date EPC certificate prior to marketing

FIFTH STEP

5. Daniel Paul’s final responsibilities

5.1 Completing the tenancy.

5.2 Tenants sign contract.

5.3 Daniel Paul send standing orders to tenants bank.

5.4 Tenants pay balance of first month’s rent & agreed deposit.

5.5 Tenants attend check in with inventory clerk.

5.6 Landlord signs tenancy agreement.

5.7 Copies of documentation issued to both parties.

5.8 Daniel Paul notifies utility companies of meter readings and change of tenants.

5.9 Tenants confirms with utility companies meter readings and contact details.
