INFORMATION AND FEES FOR LANDLORDS

Let Only Agreement
- 10% + VAT (12% inc VAT) commission charged in 6 monthly instalments in advance, based on all collectable rent.
Let and Rent Collection Agreement
- 10% + VAT (12% inc VAT) to Let, charged in 6 monthly instalments in advance based on all collectable rent;
- PLUS 2.5% + VAT (3% inc VAT) for Rent Collection, charged on monthly instalments based on all collectable rent.
Full Management Agreement
- 10% + VAT (12% inc VAT) charged in 6 monthly instalments in advance, based on all collectable rent;
- PLUS 5% + VAT (6% inv VAT) for Management, charged on monthly instalments based on all collectable rent.
- Management fees will continue to be charged at the rate of £120 per month during void periods in all cases where the void between tenancies is the choice of the Landlord, or due to a failure of the Landlord’s obligations.
- We can provide the service of serving legal notices or issuing a Tenancy Agreement on demand, at a separate fee of £120.
- Commission fees on renewals after the first 12 months will be charged at 8% + VAT (9.6% inc VAT). By signing your agreement to these Terms and Conditions you hereby agree to pay the above mentioned renewal fees.
- A fee of £30 per Tenant or guarantor referenced will be chargeable.
- Where the Landlord causes or agrees the early termination of the tenancy within the initial six months period, Bruten & Co. Ltd reserves the right not to refund any fees already paid.
- For Overseas Landlords, we, as your Agents are legally responsible for the collection and payments of revenue due to Her Majesty’s Customs & Revenue. Our fees to Landlords for accounting and paying due revenues is £180 per annum.
- It may become necessary under certain circumstances for Bruten & Co. Ltd to charge an additional fee for undertaking works on behalf of the Landlord, outside the scope of these Terms and Conditions. In these circumstances, we reserve the right to make a charge for our services at a rate relating to which member of staff undertakes the work £132 per hour (Assistant); £210 per hour (Bookkeeper); £216 per hour (Manager) £350.00 per hour (managing director), all invoices raised under these circumstance will be fully justified and a detailed invoice raised.
- For non-routine maintenance works or refurbishment works, requiring supervision and authorisation over the amount of £2,000.00, there will be a charge of 10% plus VAT (12% inc VAT) of the total cost of the project.
- Should duplicate or additional copies of statements, vouchers, certificates be required, further to the originals sent to our clients, Bruten & Co Ltd reserves the right to charge £12 per item.
- If instructed by the Landlord, we will be pleased to facilitate the necessary changes in paper work and referencing for a tenancy’s change of sharer, the Agency charge being £264, to include the cost of referencing.
- We can provide the service of serving legal notices or issuing a Tenancy Agreement on demand, at a separate fee of £120.
- For properties that we do not manage, we can arrange for compliance inspections, such as EPC, Gas Safety, Electrical Safety, Smoke or Carbon Monoxide Alarms, PAT Tests. We charge £30 plus the cost of the contractor.
- Bruten & Co Ltd uses independent Inventory Clerks. The costs of a check out vary depending on which Inventory Clerk is available, but typically the costs range is:
Studio £90 to £155
1 bedroom £90 to £185
2 bedrooms £120 to £205
3 bedrooms £140 to £255
Check Outs on a Sunday, Public Holiday or at unusual hours are subject to availability and separate quotation.
All prices include VAT unless indicated otherwise.
